Realty QR codes: The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has announced a new directive requiring all real estate developers to feature unique QR codes in their project brochures and advertisements. This initiative, effective immediately, is designed to enhance transparency within the real estate sector.
Mandatory QR codes for projects
According to UP RERA, each new project will be assigned a distinct QR code upon registration. Promoters are now obligated to include these codes in all promotional materials, including brochures, advertisements, booking forms, allotment letters, and builder-buyer agreements (BBAs).
The introduction of these QR codes aims to address a common issue faced by home buyers: the lack of accessible and verifiable information about real estate projects. By scanning the QR code with a mobile phone, potential investors can access detailed information about the project from the UP RERA portal.
This includes critical details such as land documents, approved layouts, project specifications, amenities, start and completion dates, bank account details, promoter information, quarterly progress reports, and occupancy or completion certificates.
Ad authenticity assurance
UP RERA has observed that while promoters often market their projects extensively, buyers frequently struggle to verify the accuracy of these advertisements. The QR code system will now provide a reliable means of cross-checking the information provided.
UP RERA Chairman Sanjay Bhoosreddy emphasised the importance of this measure, stating, "Promotion and advertisement are crucial for selling real estate properties, but RERA must ensure that buyers are not misled by inaccurate information."
This new regulation is expected to bring greater accountability to the real estate market and protect consumers from misleading advertising practices.
