Amid the government's 'housing for all' push, there is reportedly a drop in the the number of houses purchased across seven major cities in 2024. According to Anarock, the housing sales across seven major cities in the country fell 4 per cent in 2024 to nearly 4.6 lakh units on lower launches. However, the sales in terms of value were up by 16 per cent to Rs 5.68 lakh crore, according to the real estate brokerage firm.

Union Budget 2025: Demand For Industry Recognition
"As one of the largest employers in India, particularly for unskilled and casual labour and among the foremost contributors to the country's GDP , one of the primary expectations from the upcoming budget is the long-awaited recognition of the real estate sector as an industry," said Sanjay Sharma, Director, SKA Group.
This would significantly bolster the sector’s growth apart from aiding in the vision of 'Housing for All' and driving employment generation.
Recognizing real estate with 'Infrastructure Status’ could transform the sector, enabling access to affordable long-term financing and elevating investor confidence.
Union Budget 2025: Demand For Single Window Clearance
"We hope to see the introduction of a single-window clearance system to streamline approvals and a renewed push for affordable housing as there is a significant demand," added Sharma.
A single window clearance would save valuable time for developers and accelerate project delivery.
The demand is also backed by Neeraj Sharma, MD, Escon Infra Realtors, "Introducing a streamlined single-window clearance mechanism for project approvals would enhance efficiency, accelerate development timelines, and significantly contribute to employment generation across the country."
Union Budget 2025: Incentivise Purchase
Mohit Kalia, Vice President (Sales), Raheja Developers said, "Afforble housing is in urgent need of renewed attention. Incentivising purchases through measures such as increased income tax rebates would be a welcome step."
The commercial real estate sector, aligned with the government’s push for entrepreneurship, also requires policy-level support to sustain its momentum.
Rationalising interest rates to fuel demand and introducing a single-window clearance system to expedite approvals would further strengthen the real estate ecosystem.
Union Budget 2025: Cap Tax And Loans
Mr. Sanchit Bhutani, Managing Director, Group 108, says, "The budget could also introduce tax incentives under Section 80 C for REIT investors. The implementation of a single-window clearance system is equally critical."
They also seek measures to cap interest rates and ensure they remain conducive to sustained growth in the sector.
Pawan Sharma MD, Trisol RED, said, "Enhancing home loan interest deductions would inspire first-time buyers and foster greater inclusivity in homeownership, propelling the housing market forward."
